Provide Information
Provide all requested information to the Signature & Stewart Settlements as soon as you receive our letter. This will include:
- A signed authorization allowing companies to release information to Signature & Stewart Settlements, L.C.
- Social Security Numbers (required for IRS 1099 filing)
- Mortgage Loan and Equity Line payoff information
- Address and Phone numbers for each homeowner's association.
Repairs
Make sure you have completed all repairs required by the contract and bring necessary receipts to settlement. Check all equipment items in your contract prior to the Buyer's final walk-thru to make sure everything is in working order. If bills for repairs are to be paid at closing please provide these statements to Signature & Stewart Settlements before you closing date.
Attend Closing
On the day of your scheduled closing make sure you bring government issued photo identification and instructions on how you want your funds disbursed. We will be happy to send you a check from our escrow account via overnight delivery, wire the funds into a bank account or call you when a check is available for you to pick-up from our office; all of these options are available to you at no additional cost. It is important you understand that you will not receive your money until the closing documents have been recorded in the land records of the county where the property is located. Recordation usually takes place within 24 hours of closing however delays may occur due to problems at the county, weather or other unpredictable matters. If you are buying another home in Virginia within the same week please contact us and your real estate agent for information about an assignment of funds. If you are using these funds for any time sensitive matter please plan appropriately.
1031 Exchange
If you are doing a 1031 exchange on an investment property we are experienced and able to coordinate our efforts with a company who specializes in the process.
